The larger homes in the neighborhood were being cut up into duplexes or apartments, and some were demolished to build apartments. In 1845, William Maynard purchased a large parcel of land just west of Ann Arbor and began subdividing it into lots. Maynard's property encompassed most of what is now the historic district.
